There are plenty of plots available continuously in Seinäjoki across different parts of the city. Free plots are offered both in peaceful countryside settings and in more densely populated areas. The plots closest to Seinäjoki city centre are found in Niemistö, Soukkajoki, Hallilanvuori and Pajuluoma.
The village centres of Nurmo, Peräseinäjoki and Ylistaro are small and cosy communities that include schools, a daycare centre, a library, shops and a sports hall. The village centres provide services for their own residents and for surrounding villages as well.

Niemistö
The Niemistö area offers living with impressive open prairie scenery. The area has retained its village-like character despite being located only about five kilometres from the city centre. The new residential area in Niemistö is located northwest of the existing housing area, where 14 detached house plots and one semi-detached plot are available from Nätinpolku and Veitikanpolku. Plot sizes are approximately 1000–1500 m². In addition to detached house plots, there are also small residential plots available for professional builders based on plans, as well as one semi-detached plot.
The area includes Niemistö School, which serves as a lower comprehensive school, and a daycare. From the school and daycare yards and from the edge road of the plains there are views towards the city across the open landscape. The school has a sports hall, and its yard includes a local exercise area and a playground. Between the area and the school there is a park area with a lit fitness track in Niemistö, which is prepared for skiing in winter. The forests and their trail networks offer opportunities for outdoor activities and recreation, and in summer the area’s scenic roads are popular for cycling trips.
Block yards will provide extensive waste sorting options near homes instead of plot-specific bins. The block collection point is shared by the properties on the respective street, and it can accept virtually all recyclable waste fractions except hazardous waste. The collection point is built by the city and handed over to the property owners for maintenance and use. The waste fractions included are combustible waste, biowaste, cardboard, plastic, glass, metal and paper.

Soukkajoki
The new residential area in Soukkajoki is located on the field area between the east side of Hamarintie and Soukkajoentie. From the area, 7 detached house plots are available from Kerppukuja and Kerppupolku as well as Kivimäentie, with plot sizes of approximately 1000–1300 m². The plots are arranged in a comb-like pattern along residential streets, forming small clusters. A drainage ditch running through the area has been used to form a green area that creates a treed environment for play and outdoor equipment fields. The entrance to the area is also emphasised with outdoor art in a low embankment-like structure.
There are diverse retail services near the residential area. Tikkuvuori daycare and Törnävä School are located about 1.5 km away. Törnävä School provides basic education for grades 1–4 and is adjacent to the culturally and historically valuable Törnävä Manor area. Kärki School, which provides education for grades 1–6, is also about 1.5 km away. About 2 km away is Pruukki unified school, which provides education for grades 5–9.
There are extensive networks of recreational and fitness areas near the area. The Seinäjoki hiking route (170 km) runs east of Hamarintie, and about 1 km to the west is the Kyrkösjärvi nature trail with sections of varying lengths. The routes serve as ski tracks in winter. From the routes surrounding the area there are connections to the trail networks around Kyrkösjärvi as well as routes towards Honkakylä and Ämmälänkylä. Kärki, Törnävä and Pruukki schools have sports halls for indoor sports and outdoor fields for summer and winter activities.

Hallilanvuori
The Hallilanvuori residential area is expanding with a new, interesting and down-to-earth housing area along Rautatiekatu. The area is different from other city residential areas and brings a new type of housing to Seinäjoki. The design of the area aims for distinctive architecture and high quality. The buildings’ simple and clear forms and repetitive placement bring structure, and the rich colours create rhythm in the open area. From the nearby rising Pentinkalliot there are long views over the residential area.
Plots
Construction in the area has begun and plots are already available to apply for. Each 1000 m² plot on the cross streets of Pentinnevaintie has a total building right of 300 m², of which 250 m² is allocated for residential construction and 50 m² for ancillary residential spaces. Detached houses must be implemented as two-storey buildings, but they may be complemented with single-storey living spaces as well as porches, verandas and covered terraces. The Suoviita plots are larger, on average 1200 square metres, and it is possible to build a single-storey masonry detached house on them. More plots will be released for application in the coming years.
Services
Lintuviita and Toukolanpuisto primary schools are located near the area. Nearby are also a daycare centre, a maternity and child health clinic and a dental clinic as well as a daily grocery store. Also nearby is Toimintojentalo, a versatile meeting place for all ages offering various opportunities for leisure and hobbies. There are extensive recreational and fitness areas around the neighbourhood. The lit fitness track of Hallilanvuori is about 300 metres west of the area. From the residential area there is also a quick connection via Rautatienkatu to the eastern route.

Pajuluoma
Pajuluoma is a more freely built area where proximity to nature, good pedestrian and cycling connections and a quick link to the eastern route are the area’s attractions.
Plots
The newest residential area in Pajuluoma is being built in two parts. The area will include over 50 detached house plots in total. All plots are available to apply for and construction can be started even on the last plots in spring 2024.
Services
Kärki and Pajuluoma schools are located about two kilometres away and connected by pedestrian and cycling routes. The Pajuluoma school complex also includes a daycare centre, a maternity and child health clinic and youth facilities. In the Eskoo area, about 2.5 km away, there is a newly completed daycare and a school is also being added to the same unit. The population of the Pajuluoma area is growing, and with it the need for services also increases. About 1.5 km from the residential area there is already a zoned block area prepared for commercial buildings.
Peräseinäjoki/Kalajärvi
In Peräseinäjoki, the Kalajärvi recreation and tourism area is located, and there are free plots nearby for holiday cabins as well as plots for year-round living.
Plots
At Kalajärvi there are many cottage plots available as well as plots intended for permanent residence. Plot sizes are 750–1100 m² and can also be rented. Additional options for a new home can be found in Peräseinäjoki village centre and Koukkari. There plot sizes vary between 1000–1900 m². All plots in Peräseinäjoki are continuously available for application.
Services
The area has excellent recreational and outdoor areas, running and nature trails, a beach and many other hobby opportunities. Services in Peräseinäjoki village centre are found three kilometres away. There you will find schools from primary to upper secondary level, a library and a sports hall.
Ylistaro/Ritamäki
Ritamäki is located in Ookila, Ylistaro, only 1.5 kilometres from Ylistaro’s centre services. Ylistaro’s strengths include short commuting distances to Seinäjoki, Isoonkyrö, Vaasa and Lapua.
Plots
Ritamäki currently has 12 free plots where construction can begin at any time. Plot sizes are 1400–2900 m2. Ylistaro village centre also offers diverse options for building your own home.
Services
The location is excellent for families with children. A new playground has just been built in the area. Schools from primary to upper secondary are only half a kilometre away. Ritamäki’s green areas, the proximity of the Kyrönjoki River and the peaceful rural environment provide good opportunities for recreation. The Kyrönjoki River that runs through the centre is suitable for fishing and canoeing. Ylistaro also offers outdoor trails with lean-tos, active community association activities and cinematic experiences.
Nurmo/Koura
The Koura residential area is located next to the village centre, only about a 20-minute drive from the city centre and Nurmo services.
Plots
The city has 25 plots for sale in the area, five of which border the Nurmo river. It is possible to build a private riverside sauna on the river plots. The plots are large, 1700–3700 m2, and the residential area has been planned as a pleasant and attractive dispersed settlement area.
A separate area by the Nurmo river has also been reserved as a public recreational area where it is possible to build, for example, a sauna or other communal facilities for association activities. There is also a reservation for a boat slip and a pier at the shoreline.

Services
Koura has its own primary school and a sports hall, behind which there is also a fitness track. Additional recreation is provided by active village activities as well as the recreational opportunities offered by the Nurmo river for fishing, canoeing and boating.
